How do I know if my building is insured for the right value?
Most aren't — I see underinsured commercial buildings constantly. I can arrange a proper replacement-cost valuation so your limit reflects rebuild cost, not market value or a decade-old appraisal.
What is loss-of-rent coverage?
If a covered loss makes your building untenantable, this replaces the rental income you lose during repairs — and covers extra expenses to keep tenants. For leveraged properties, it's non-negotiable.
My tenants have their own insurance. Do I still need liability?
Yes. Their policy covers their operations; yours covers the building, common areas, and your liability as owner. Lenders usually require both.
