Can I put my rental on my home insurance policy?
No — that's the single most common landlord coverage failure. Rentals need their own policy with rental occupancy disclosed. A home policy can deny a rental claim entirely.
What is loss-of-rent coverage?
If a fire or other insured loss makes your units unlivable, this replaces the rental income during repairs. If you carry a mortgage on the property, it's essential.
Do my tenants need their own insurance?
They should — their belongings and their liability aren't your responsibility, but an uninsured tenant's overflowing tub becomes your building's problem. I recommend requiring tenant insurance in every lease.
