What is builder's risk insurance?
It covers the building under construction — materials, labour value, and soft costs — against fire, theft, vandalism, and weather during the build. Lenders usually require it before they advance funds.
Can I get a certificate today for a job starting tomorrow?
Almost always, yes. Contractor certificates are the most time-sensitive paperwork in insurance — I treat them that way.
Do my subcontractors need their own insurance?
Yes — and your contracts should require it. I can review your sub agreements and make sure your program responds correctly when a sub's work causes the claim.
