The place you escape to shouldn't keep you up at night.
A cottage sits empty half the year, hours from the nearest fire hall, full of memories and wood framing. Insurers know this — which is why cottage coverage is its own craft, with its own rules about winterization, heating, and who's watching the place.
Cottages break the rules that city policies assume.
Distance to fire hall, wood stoves, seasonal shutdowns, no year-round occupancy — everything about a cottage violates the assumptions baked into a standard home policy. Put a cottage on the wrong policy and you'll discover it at claim time, which is the worst possible moment.
I place cottages with insurers who actually want cottage business: proper seasonal wordings, clear winterization requirements you'll actually follow, and liability that covers the dock, the boats, and the guests.
What's covered
Every risk is different, so every policy is built — not pulled off a shelf. Here's what a cottage program typically includes:
Dwelling — seasonal wording
Built for part-time occupancy, with winterization conditions spelled out clearly up front.
Contents & outbuildings
The bunkie, the boathouse, the shed — and everything in them.
Liability
$1M–$2M covering the property, the waterfront, docks, and guest injuries.
Water damage
The right water coverages for a property surrounded by it — with honest talk about what's excluded.
Wood heat
Wood stoves and fireplaces insured properly with WETT-compliant setups.
Bundle with home & auto
Cottage + home + auto on one program — one broker who knows all three properties.
How it works

Cottages across Ontario's cottage country
Muskoka, the Kawarthas, Georgian Bay, Haliburton, Prince Edward County — I insure cottages across Ontario's cottage country for GTA-based owners. Whether it's a three-season cabin or a year-round lake house, I'll match the policy to how you actually use it.
Questions, answered
Can I insure a cottage I only use in summer?
Yes — seasonal policies are built exactly for that, with winterization requirements (drained pipes, heat maintained or shut down properly) that I'll walk you through clearly.
Does cottage insurance cover my boat?
Small watercraft are often partly covered, but anything with real horsepower needs its own marine policy. I'll coordinate both so there's no gap at the dock.
What if my cottage has a wood stove?
It's insurable — it just needs to be WETT-certified and disclosed. Undisclosed wood heat is one of the classic cottage claim denials; we do it right from day one.
